Not every property fits a standard homeowners policy, and Florida has more of these than most states. Seasonal homes, rental properties, homes under renovation, and properties between owners all fall outside the standard form.
Standard homeowners policies assume the owner lives in the home. When that assumption fails, the policy may not respond the way you expect, and in some cases may not respond at all.
The categories that matter most in Florida:
Seasonal and secondary homes, unoccupied for months at a time. The exposure is different because problems go undiscovered longer. A supply line failure in an occupied house is noticed in minutes. In an empty house it may be noticed in weeks.
Rental properties, where the owner insures the structure and liability but not the tenant's belongings, and where the rental arrangement itself affects what form applies.
Vacant properties, including inherited homes, properties being prepared for sale, and homes between tenants. Vacancy is specifically excluded or limited on most standard policies after a defined period.
Homes under renovation, where the construction work itself changes the risk and the standard policy may not contemplate it.
The most common problem is a policy that was correct when written and is no longer correct now. An owner moves out, the property sits, and nobody tells the carrier.
Most standard policies limit or exclude coverage once a property has been vacant beyond a stated period, commonly measured in weeks. The policy is still in force and still being paid for, but the coverage that matters has quietly narrowed.
If a property you own is not occupied by you full time, that is worth confirming rather than assuming. The question is simple: does the policy in force match how the property is actually being used right now?
