Water from above is generally wind. Water from the ground is generally flood. One storm can produce both, and they are covered by different policies.
Wind and flood are different perils, covered by different policies, and the line between them determines what gets paid after a Florida storm. It is the most consequential distinction in Florida personal insurance and the one most commonly misunderstood.
Water that arrives from above is generally wind. Water that arrives from the ground is generally flood.
Rain driven through a roof the wind has damaged is wind damage. Storm surge, rising water, and water that pools and enters the house is flood, and flood is not covered by a homeowners policy.
A single hurricane can produce both. The roof is damaged by wind, rain enters through the opening, and separately, surge or rainfall floods the ground floor.
Two policies respond to one storm, and if you only carry one of them, part of the damage has no coverage behind it. Homeowners who assumed hurricane coverage meant all hurricane damage discover the gap at the worst possible moment.
Carrying homeowners coverage without flood coverage in Florida is a decision, whether or not it was made deliberately. It is worth making it deliberately.
The lender requirement is not the right guide. Requirement follows flood zone designation. Risk follows water, elevation, and drainage. A substantial share of flood claims come from properties outside high-risk zones, where nobody was required to carry anything.
Your hurricane deductible on the homeowners side is typically a percentage of the dwelling limit. Your flood policy carries its own separate deductible. In a storm that triggers both, you are looking at two deductibles, not one.
Find out whether you carry flood coverage at all. If you do not, that is the conversation. If you do, confirm the structure and contents limits are sized to what a real loss would cost.
