A referral reflects on the person who made it. Here is what that means in practice for how insurance should be handled in a transaction.
Referring a client to an insurance agency carries risk for the person making the referral. If the experience goes badly, it reflects on them. That is worth naming, because it explains what a referral partner actually needs.
In a transaction, insurance sits on the critical path. A binder that arrives late moves a closing date, and everyone involved remembers who caused it.
The practical requirement is responsiveness measured in hours, not days, and a clear answer early when a property is going to be complicated. Knowing at day three that a roof will be a problem is useful. Knowing at day twenty-five is not.
The most valuable thing an agency can do for a referral partner is flag a problem while there is still time to solve it.
Older roofs, prior claims history on the address, flood zone surprises, and older plumbing or electrical are all discoverable early. Raised during inspection, they are negotiable. Raised in the final week, they are a crisis.
Property address, the buyer's contact information, target closing date, and any inspection documents already in hand. From there we can identify complications quickly and tell you what we are seeing.
A conversation about coverage rather than a price quote and nothing else. Most buyers have never been walked through what a Florida policy does and does not cover, particularly the distinction between wind and flood. That conversation is part of the work.
