The flood waiting period is waived on a new purchase. Coverage can be arranged to be in force at closing rather than sitting idle for a month while you own an uninsured house.
This is one of the most useful things a Florida buyer can know, and it is routinely missed. Buyers who assume the waiting period always applies sometimes conclude flood coverage is not worth pursuing until later, and then a storm arrives during the gap they created.
Flood is not covered by a homeowners policy. It is a separate policy, and the fact that your lender is not requiring it does not mean your home cannot flood. Requirement is driven by flood zone designation. Risk is driven by water, elevation, drainage, and rainfall, and those do not stop at a zone boundary.
A meaningful share of Florida flood claims come from properties outside high-risk zones. If your reasoning is that the lender did not ask for it, that is a lending decision standing in for a coverage decision.
The practical sequence is to raise flood coverage while you are under contract, not after closing. That gives time to confirm the zone, review elevation information, understand what the structure and contents limits would be, and have coverage effective the day you take ownership.
Waiting until after closing gives up the purchase exception and puts you back into a waiting period on a home you already own.
If you are under contract on a Florida home, flood belongs in the same conversation as your homeowners coverage. Ask about it early enough that the answer can still change what you do.
